Chimney Breast Damp Investigation

A damp chimney breast is rarely one thing. Salts from a century of coal smoke, a lead flashing that has lifted, a sealed flue sweating inside: the fix for each is different, and two of the three are often misdiagnosed as rising damp.

Chimney breast damp shows as brown or yellow staining on the breast or in the alcoves either side, patches that come and go with the weather, blown plaster, and sometimes white crystalline deposits. Because chimney breasts sit on the ground floor too, the staining is routinely blamed on rising damp and treated with an injected damp-proof course that does nothing. Our job is to work out which of the real causes is active, and there are usually several candidates.

The causes we test for

  • Hygroscopic salt contamination. Decades of burning coal deposit chlorides and nitrates in the flue lining. They migrate into the plaster, and because they attract moisture from the air, the wall feels and reads damp whenever humidity is high even though no water is entering. Salt tests on the plaster and the pattern of the staining usually show this. The remedy is specialist re-plastering, not a damp-proof course.
  • Penetrating damp at roof level. Lifted or split lead flashings and soakers, failed flaunching around the pots, porous or cracked brickwork and pointing on the stack, and missing back gutters let rain into the stack. The water tracks down and appears one or two floors below.
  • Condensation inside a capped flue. When a flue is sealed top and bottom with no ventilation, warm moist air inside condenses on the cold brickwork and soaks into the breast. The sign is damp that worsens in winter in a room that has no other condensation.
  • Bridged damp-proof course at the hearth. Solid concrete hearths and fender walls often bridge the DPC, so ground moisture rises through the hearth and into the breast.
  • Rainwater from open pots. Uncapped flues on disused fireplaces collect rain which soaks the breast from inside.
  • Leaking pipework. Boilers and heating pipes are often run against or through chimney breasts.

How we investigate

Moisture profiling of the breast and alcoves at several heights, thermal imaging to separate cold wet tracks from surface salt effects, on-site salt indicator tests with laboratory analysis where the result will decide the repair, humidity and surface temperature readings, an inspection of the stack from ground level and, where safe and useful, from the roof or loft. The report says which cause is active, what to repair first and what plaster system will stop the salts coming back through. See how we investigate.

Repairs, specified not sold

Depending on the cause: re-flashing and re-pointing the stack, fitting a vented cap or cowl, opening a vent into a sealed flue, salt-resistant re-plastering with the old contaminated plaster removed, or a leak repair. Works are quoted separately by our team or your own roofer or builder against our scope.

Frequently Asked Questions

Why does the chimney breast feel damp even when it has not rained?

That is the signature of hygroscopic salts: the plaster absorbs moisture from humid air. No water is entering, and a damp-proof course will not help. The plaster needs replacing with a salt-resistant system.

The damp is on an internal chimney breast with no outside wall. How?

The stack still passes through the roof, and salts in the flue do not care which wall it is. Flashings, pots and flue condensation are all possible on an internal stack.

I had the fireplace blocked up and the damp started afterwards. Why?

A sealed, unventilated flue condenses internally. Fitting an air vent at the bottom and a vented cap at the top usually resolves it.

Can you check the stack without scaffolding?

We inspect from ground level, from the loft and from the roof where safe access exists. Where scaffold or a drone survey is genuinely needed, the report says so.

Do you re-plaster chimney breasts?

DML investigates and reports. Re-plastering and roof repairs are quoted separately by our team or your contractor.
