Damp - Mould - Leak Detection Ltd trades as Damp Mould Leak (DML). We are a limited company registered in England and Wales, number 16310132, incorporated in March 2025. Our engineers and surveyors attend homes, flats, rented properties, commercial units and managed blocks across Greater London and Surrey to answer one question properly: what is actually causing this, and what will fix it?

What we do

• Leak detection: locating hidden leaks in supply, waste, heating and mains pipework using non-invasive methods first, such as moisture profiling, thermal imaging, acoustic listening and tracer gas where appropriate.
• Damp surveys: distinguishing rising damp, penetrating damp and condensation, and specifying the right remedy rather than a default chemical injection.
• Mould investigations: identifying the moisture source behind mould growth, with treatment and fogging specified only after the cause is addressed.
• CCTV drainage surveys where drains or soil pipes are suspected.
• Written reports for insurance and escape-of-water claims, mortgage and lender retentions, landlord compliance and Awaab’s Law timescales.

How we stay independent

When an investigation shows work is needed, you receive a repair scope that any competent contractor can price. Many clients ask our team to quote for the works. Others use their insurer’s contractor or their own builder. Because our fee is for the investigation and the report, our findings are never shaped by the size of the job that follows. How we work

• Quote first. Every investigation is priced before anyone attends, based on the property and the problem you describe. We do not publish a price list because the right scope depends on the property.
• Evidence, not opinion. Moisture readings, thermal images, photographs and, where relevant, salts analysis or a drain camera record. You see what we saw.
• Plain-English reports. Cause, location, photographs, readings, a repair scope and what to check afterwards; ask about report timing when you book.
• Honest limits. If a method is not appropriate for your property, we will say so. If a further specialist is needed, such as a structural engineer, we will tell you rather than guess.
