Thermal Imaging Surveys in London and Surrey
An infrared camera shows the temperature pattern of a surface. Wet materials, leaking heating pipes and cold bridges all stand out, long before they show to the eye.
Thermal imaging is one of the first non-invasive tools DML uses in leak and damp investigations. Evaporation cools wet surfaces; hot pipes warm the floor above them; cold bridges and missing insulation show as distinct patterns. Reading those patterns correctly, and confirming them with moisture readings, is what turns a colourful image into a diagnosis.
What thermal imaging reveals
- The route of a heating pipe leak under a floor, from the heat plume it creates
- The extent of a wet area in a ceiling or wall, often far larger than the visible stain
- Tracks of penetrating damp through masonry after rain
- Cold bridging and missing insulation that drive condensation and mould
- Blocked or leaking underfloor heating loops
- Moisture behind tiling in bathrooms and wet rooms
Thermal imaging has limits
A thermal camera measures surface temperature, not moisture. Reflections, sun on a wall and recent heating can all mislead. That is why DML always confirms thermal findings with moisture profiling, and where appropriate with acoustic or tracer gas methods, before anything is opened up. We will not report a leak on the strength of an image alone.
What you receive
Annotated thermal and visible images, the moisture readings that confirm them, our interpretation and a repair scope. Repairs are quoted separately by our team or any contractor. The imagery is particularly useful for insurance claims and for showing landlords, tenants and freeholders what is actually going on.

Frequently Asked Questions
Can thermal imaging see through walls?
No. It reads the surface temperature. Hidden leaks and damp show because they change that surface temperature in a recognisable pattern.
Is thermal imaging enough on its own?
No. It is a screening and mapping tool. We confirm with moisture readings and other methods before any repair is specified.
Can you find missing insulation and cold spots?
Yes. Cold bridging and insulation gaps are clear under the right conditions and are a common cause of mould in flats.
Does it work in summer?
Leak and damp detection works year-round. Heat-loss surveys need a reasonable temperature difference between inside and outside, so winter is better.
Will I get the images?
Yes. The report includes the thermal and matching visible images with our annotations.
