Penetrating Damp Investigation in London and Surrey

Water that comes through the fabric of the building leaves clues. We follow them to the entry point rather than treating the stain.

Penetrating damp is water entering laterally through walls, roofs, parapets, chimneys, window reveals or defective render and pointing. Unlike rising damp it can appear at any height and often worsens after rain. Because the visible patch is frequently some distance from the entry point, especially in cavity walls and flat-roofed extensions, it is one of the most misdiagnosed damp problems in London’s housing stock.

How DML traces penetrating damp

  • External inspection of pointing, render, copings, flashings, gutters, downpipes and window seals in the area above and around the damp patch.
  • Moisture mapping inside to establish the shape and direction of the wet area.
  • Thermal imaging where appropriate to show cold, wet tracks through the structure that are invisible to the eye.
  • Controlled water testing where safe and useful, to reproduce the ingress and confirm the route.
  • Ruling out leaks: internal pipework and drains are checked so that a plumbing leak is not mistaken for weather ingress.

Common entry points in London and Surrey homes

  • Failed or porous pointing on exposed elevations
  • Cracked render and blown rendering at parapets and chimneys
  • Defective lead flashings and soakers
  • Blocked or leaking gutters and downpipes saturating the wall below
  • Bridged cavities and wall-tie debris
  • Window and door reveals with failed sealant or missing cavity trays
  • Flat roofs and balconies with failed membranes or upstands

From diagnosis to repair

Your report identifies the entry point, the route the water is taking and the external repair that stops it, followed by the internal drying and making-good that should wait until the wall has dried. Repairs are quoted separately by our team or any contractor you prefer. We do not sell waterproof coatings as a default; if the defect is a gutter, the fix is the gutter.

Frequently Asked Questions

How do I know if damp is penetrating or rising?

Penetrating damp can be at any height, often has defined patches that darken after rain and matches an external defect. Rising damp stays low and follows a tide line. We test rather than assume.

Can penetrating damp come from a flat upstairs?

Yes. In converted houses and blocks, a leak or shower tray failure above is often blamed on weather. Our investigation checks both before you approach a neighbour or freeholder.

Will the wall dry out by itself after the repair?

Solid masonry can take months to dry fully. The report explains what to monitor and when internal redecoration can safely go ahead.

Do you provide reports for freeholders and managing agents?

Yes. Many instructions come from property managers who need an independent view on whether a defect is demised or communal.

Do you repair render and pointing?

DML investigates and reports. External repairs are quoted separately by our team or your own contractor against our scope.
