Specialist Referrals for Surveyors and Valuers
When your inspection raises damp, timber or leak concerns that need further investigation, DML provides the specialist report without selling the treatment.
RICS Home Surveys and valuations routinely recommend “further investigation by a specialist” when high moisture readings, timber decay or signs of water ingress are found. The problem your clients then face is that most “specialists” offering a free inspection are treatment companies. DML provides a paid, independent investigation whose only product is the report. Treatment, if needed, is quoted separately by our team or any contractor the client prefers.
Referral services
- Damp and timber reports for purchases, remortgages and lender retentions
- Cause-of-damp investigations distinguishing rising, penetrating and condensation damp with moisture profiles and salts analysis where relevant
- Timber decay and wood-boring insect inspections of sub-floors, roof voids and built-in timbers
- Leak detection where readings suggest a plumbing or heating source
- CCTV drainage surveys where drains are suspected of contributing to damp or movement
- Post-works verification to confirm a defect has been resolved before a retention is released
What your client receives
A report in plain English with the evidence attached: readings, photographs, thermal images where used, our diagnosis, what is historic and what is active, and a repair scope any contractor can price. If a lender requires a particular author qualification or report format, we will confirm on enquiry whether we meet it before the client commits.
Working with DML
- Refer by email or phone with the address and the paragraph of your report that prompted the referral
- We quote the client directly and in advance; no referral fees are paid or received
- Attendance across Greater London and Surrey, with turnaround aligned to exchange dates where possible
- We will tell you when a defect is outside our scope and needs, for example, a structural engineer
Frequently Asked Questions
Do you pay referral fees?
No. We think it would compromise exactly the independence that makes the referral worthwhile.
Are you PCA members?
Tell us the lender or client requirement when you refer and we will confirm whether our report will be accepted before any fee is incurred. We do not claim accreditations on this site that we cannot evidence on request.
Can you attend before exchange?
We prioritise purchase-related inspections. Give us the target date when you refer.
Will you recommend a damp-proof course by default?
No. We specify treatment only where the evidence supports it, and we report when the cause is bridging, a leak or condensation instead.
Do you carry out the works?
No. DML investigates and reports. Works are quoted separately by our team or any contractor the client chooses.
