“Rising damp” gets blamed for a lot of wet walls that are actually something else. Here are the genuine signs, and why the diagnosis matters.
The five signs
- A tide mark: a horizontal stain line up to ~1m from the floor, often with a salty band.
- White salty deposits (efflorescence) on the lower wall as moisture evaporates and leaves minerals behind.
- Peeling paint or lifting wallpaper confined to the bottom of ground-floor walls.
- Rotting or damp skirting boards.
- A damp, musty smell at floor level that improves upstairs.
What mimics rising damp
Leaking pipes in the floor slab (leak detection finds these), penetrating damp from outside ground levels, condensation at cold bridges, and failed renders. Treating “rising damp” that’s actually a leak wastes money and leaves the real problem running.

What a proper survey checks
A DML damp survey maps moisture through the wall profile, checks the damp-proof course and external levels, rules leaks in or out, and gives you a written diagnosis with the fix, useful for insurance and pre-purchase decisions alike. Price confirmed before we attend.
