The law changed — and it’s still changing
Since 27 October 2025, Awaab’s Law binds social landlords to fixed statutory timescales for damp and mould: emergency hazards made safe within 24 hours, and significant hazards like damp and mould investigated within 10 working days, with a written summary to the tenant within 3 working days of the investigation. The Renters’ Rights Act 2025 is extending equivalent duties across the private rented sector — so whether you let one flat or a portfolio, “we’ll get to it eventually” is no longer a defence.
