Areas we cover: Brixton and the surrounding area, across London & Surrey.

A tenant in a converted flat off Josephine Avenue notices a dark patch spreading across the party wall. The landlord repaints it; three months later it is back, larger. Nobody has yet asked the only question that matters: where is the moisture actually coming from? That question is our whole business. Our surveyors investigate damp, mould and hidden leaks across Brixton, from the terraces around Railton Road and Ferndale to the slopes of Brixton Hill and Tulse Hill, and we don’t recommend a fix until we can show you the cause.

Why Brixton Homes Struggle With Damp

Brixton’s housing stock is dominated by Victorian terraces, most of them built with solid brick walls and lime mortar, and a very large share of them long since carved into flats. That combination produces damp problems with a distinctly local flavour:

  • Converted flats and condensation. When a Victorian house designed for one household becomes two or three flats, the moisture load from cooking, showers and drying laundry multiplies while the ventilation often stays exactly as it was in 1890. The result is condensation and black mould in bedroom corners, behind wardrobes and around windows, especially in top-floor and basement conversions.
  • Solid-wall penetrating damp. Aged pointing, cracked render and overflowing hoppers let rain track through solid brickwork on exposed elevations, particularly on the higher, more weather-exposed streets of SW2.
  • Railway-side walls. Properties close to the viaducts and cuttings that thread through central Brixton (around Atlantic Road, Brixton Station Road and the lines toward Loughborough Junction) sometimes show persistent damp on flank walls where shading and restricted airflow stop masonry from ever drying out properly.
  • Shared plumbing in stacked flats. A slow leak from a bathroom in the flat above can masquerade as “rising damp” or condensation for months before anyone connects the two.

Damp Surveys That Start With Evidence

Our damp surveys are diagnostic, not sales visits. We take moisture readings through the affected fabric, use thermal imaging to map cold spots and hidden moisture paths, and measure humidity and dew point so we can tell condensation apart from penetrating or rising damp. In a Brixton conversion this distinction matters enormously: injecting a chemical damp-proof course into a wall that is actually suffering from an upstairs shower leak wastes money and leaves the real problem running. You receive a written report explaining what we found, what is causing it and what (if anything) needs doing.

Finding Hidden Leaks in SW2 and SW9

Water rarely appears where it escapes. In a terrace it can run along joists, down cavities and across ceilings before it shows. Our leak detection engineers use acoustic listening equipment, tracer gas, thermal cameras and moisture mapping to pinpoint leaks in heating pipework, mains supplies, wastes and flat roofs without ripping the property apart first. Where an insurance claim is involved, our trace and access service locates the failure and opens up only what is necessary to expose it, with a report your insurer can use, since trace and access is covered under many buildings policies.

Mould Treatment Without the Guesswork

Black mould on a Brixton bedroom wall is a symptom. Our mould treatment service removes the growth safely and treats the affected surfaces, but the visit doesn’t end there: we identify why that wall was wet enough for mould to colonise in the first place (condensation from under-ventilated living, a cold bridge in a poorly insulated conversion, or water getting in from outside) and set out how to tackle the cause of regrowth. Repainting over mould without addressing the moisture source is the most common mistake we see in rented flats across SW9.

Drains, Gullies and Below-Ground Moisture

Victorian streets sit on Victorian drains. Where a ground-floor or basement flat shows persistent low-level damp, a cracked drain, leaking gully or defective connection alongside the footings is often implicated. We carry out CCTV drainage surveys to inspect pipework below ground and establish whether foul or surface water is escaping against the building, so any repair is targeted rather than speculative.

What we do in Brixton

Every job starts with finding the real cause, not painting over the symptom.

Damp surveys

A proper diagnosis (rising, penetrating or condensation damp) with moisture readings and a written report.

Mould inspections & treatment

We identify the moisture source first, then treat the mould and tackle the cause.

Leak detection

Thermal imaging, acoustic listening and moisture tracing to pinpoint hidden leaks without ripping out walls or floors.

Trace & access

We locate the leak, expose the exact spot and document everything for your escape-of-water claim.

Insurance-ready reports

Clear, evidenced reports prepared to support insurance, landlord, agent or housing matters.

Moisture mapping & thermal imaging

Calibrated readings and thermal surveys that show exactly where the moisture is, and where it isn’t.

CCTV drainage surveys

Camera surveys that find blockages, collapses and leaking joints that feed damp into a property.

Emergency leaks

Urgent cases are prioritised when water is coming through a ceiling or a pipe has burst.

Real investigations by our team

Genuine photographs from DML jobs across London & Surrey, not stock imagery.

How we investigate

Non-invasive first. We open up only when we know exactly where the problem is.

1

Visual inspection

A methodical room-by-room inspection of the affected areas, inside and out.

2

Moisture readings

Calibrated moisture meter readings across walls, floors and ceilings.

3

Thermal imaging

Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.

4

Acoustic & tracer gas

Acoustic listening and tracer gas, where suitable, to pinpoint concealed pipe leaks.

5

Pressure testing

Pressure testing of heating and supply pipework where suitable.

6

Photos & written report

Photographs, readings and clear findings in a written report you can act on.

Nearby & related coverage

We cover the whole of SW2 and SW9 (Brixton Hill, Tulse Hill borders, Stockwell edges, Loughborough Junction and everywhere between) as well as the wider borough via our Lambeth page, with neighbouring coverage in Herne Hill. Whether you’re a homeowner, landlord, letting agent or tenant gathering evidence, our team will give you a straight answer about what’s wrong and what it will take to put right.

Insurance, landlords and tenants in Brixton

Reports prepared to support insurance, landlord, agent or housing matters. Trace and access may be covered under buildings insurance, depending on the policy. We provide the photographs, readings and written evidence to support the claim. For landlords and housing providers, our reports are suitable as supporting evidence for housing, landlord or compliance matters. Written workmanship terms apply where relevant.

Pricing: Every job is quoted once we understand the problem. There is no flat menu price. Tell us what you are seeing and we will confirm the scope and the price before we attend.

Frequently asked questions: Brixton

The mould in my flat is in one upper corner of an external wall. Is that condensation or a leak?

It could be either: that pattern fits both a cold-bridge condensation problem and a failed gutter or roof detail above. A survey with moisture profiling and thermal imaging will separate the two quickly. Guessing usually means paying for the wrong fix.

Who deals with damp in a leasehold conversion: me or the freeholder?

Broadly, moisture entering through the external fabric or shared services is usually the freeholder’s responsibility, while condensation from lifestyle and ventilation inside your demise is usually yours. Our written survey reports set out the cause in plain language, which is exactly what’s needed when responsibility is disputed.

Can you find a leak without lifting every floorboard?

Yes. That is the point of non-invasive detection. Acoustic, thermal and tracer-gas methods let our engineers narrow a leak to a small area first, so any opening-up is minimal and deliberate.

My wall next to the railway viaduct never seems to dry out. Why?

Walls facing viaducts and cuttings often sit in shade with poor air movement, so any moisture they take on (from rain, spray or ground splash-back) evaporates very slowly. We assess whether the wall is being actively wetted or simply can’t dry, because the remedies are different.
