Catford’s Two Housing Stories and Their Damp Problems
Catford grew in two big pushes. First came the Corbett estate at the turn of the twentieth century: mile after mile of well-built Edwardian terraces between Hither Green and Catford proper, solid-walled, bay-fronted and now well over a hundred years old. Then the interwar decades filled in the rest of SE6 with cavity-walled 1930s semis and the LCC’s Bellingham cottage estate to the south. Two eras of construction, two very different sets of weaknesses, and a lot of misdiagnosis when a surveyor treats them the same. Add the flat conversions clustered along Rushey Green and Catford Broadway, plus the postwar infill that replaced bomb damage, and SE6 asks more of a damp investigator than its quiet streets suggest. Knowing which era you are standing in is half the diagnosis.
Corbett Estate Terraces: What We Find
Corbett houses were built to a good standard, with slate damp-proof courses and ventilated timber ground floors. A century on, the recurring issues our team encounters are practical rather than fundamental: garden and path levels raised over the decades until they bridge the DPC; air bricks painted over or buried behind planters, quietly suffocating the subfloor; original lime-plastered walls sealed under vinyl paints and modern skim so they can no longer release moisture; and bay roofs and butt-jointed porch details reaching the end of their life. Salt-banded staining a metre up the wall gets labelled “rising damp” almost by reflex here, measurement frequently tells a different story involving a bridged DPC or a leaking gully, and the correct fix is a fraction of the cost of chemical injection.
1930s Semis: Cavity Walls With Their Own Habits
The interwar semis that dominate much of SE6 introduced the cavity wall, which solved one problem and created several new ones. Ninety years of weather leaves wall ties corroding and mortar droppings bridging the cavity, giving penetrating damp a path across; retro-fitted cavity insulation, where it was poorly installed or has slumped, does the same. Rendered front elevations crack and let water behind the render, where it spreads unseen. Add original steel windows (cold bridges that stream with condensation) and bay-window flat roofs, and a 1930s semi can present three unrelated damp symptoms at once. Our surveys deal with each on its own evidence.
Condensation or Something Worse? Getting the Diagnosis Right
A good portion of the mould we are called to in Catford (particularly in converted flats around Rushey Green and in family houses where drying laundry indoors is unavoidable) turns out to be condensation, and the remedy is ventilation and heat management rather than building work. But condensation is also the diagnosis lazy surveys default to. Our damp survey measures rather than assumes: moisture profiles through the wall, surface temperatures, humidity behaviour, and external inspection of the roofline, render and drainage before any conclusion is drawn. When mould is established, our mould treatment service removes it properly and addresses whichever source the evidence identifies.
Hidden Leaks and Drainage in SE6
Suspended floors in the Corbett streets and solid-floored kitchens in the semis both conceal pipework well. Unexplained hot spots on a floor, a boiler losing pressure, a water bill creeping upward or a musty smell with no visible stain are the usual clues. Our leak detection engineers pinpoint escapes with acoustic listening, thermal imaging and tracer gas before anything is opened up, and where you are claiming through insurance our trace & access report documents the source for the insurer. Older clay drains (and the tree-lined streets Catford is loved for) also make CCTV drain surveys a sensible early check when damp clings to the base of an external wall.
What Happens When You Book Us in Catford
You describe the symptom over the phone or WhatsApp and we tell you honestly whether it needs a survey, a leak trace, or a simpler first check you can do yourself. If a visit is worthwhile, one of our surveyors inspects the property inside and out, the roofline and rainwater goods, external ground levels against the DPC, the subfloor ventilation, then the internal moisture picture with calibrated instruments. You get a written report stating what the moisture is, where it comes from, and what to do about it in what order. Nothing is sold on the doorstep; the report stands on its evidence, and you can hand it to any contractor, or to us, where the remedy falls within our services.
Questions from Catford Homeowners
Our Corbett house has a damp patch beside the bay. Is that rising damp?
The bay is the most weather-worked part of these houses: its own small roof, its own junctions, and often a hidden gutter. Ingress there mimics rising damp convincingly. We test the moisture profile up the wall and inspect the bay’s roof, gutter and junction detailing before anyone so much as mentions a DPC, because in these houses the bay is guilty far more often than the ground is.
We’re buying a 1930s semi near Bellingham. Should we get a damp inspection before exchange?
If the valuation flagged moisture, yes. A pre-purchase inspection tells you whether you are looking at a repointing job, a wall-tie issue or nothing of consequence, and that knowledge tends to pay for itself in negotiation.
Do you cover the rest of the borough?
Yes. Catford sits at the centre of our south-east London patch. See the Lewisham borough page, and Bromley for coverage south of Downham.

What we do in Catford
Every job starts with finding the real cause, not painting over the symptom.
Damp surveys
A proper diagnosis (rising, penetrating or condensation damp) with moisture readings and a written report.
Mould inspections & treatment
We identify the moisture source first, then treat the mould and tackle the cause.
Leak detection
Thermal imaging, acoustic listening and moisture tracing to pinpoint hidden leaks without ripping out walls or floors.
Trace & access
We locate the leak, expose the exact spot and document everything for your escape-of-water claim.
Insurance-ready reports
Clear, evidenced reports prepared to support insurance, landlord, agent or housing matters.
Moisture mapping & thermal imaging
Calibrated readings and thermal surveys that show exactly where the moisture is, and where it isn’t.
CCTV drainage surveys
Camera surveys that find blockages, collapses and leaking joints that feed damp into a property.
Emergency leaks
Urgent cases are prioritised when water is coming through a ceiling or a pipe has burst.
Real investigations by our team
Genuine photographs from DML jobs across London & Surrey, not stock imagery.

How we investigate
Non-invasive first. We open up only when we know exactly where the problem is.
Visual inspection
A methodical room-by-room inspection of the affected areas, inside and out.
Moisture readings
Calibrated moisture meter readings across walls, floors and ceilings.
Thermal imaging
Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.
Acoustic & tracer gas
Acoustic listening and tracer gas, where suitable, to pinpoint concealed pipe leaks.
Pressure testing
Pressure testing of heating and supply pipework where suitable.
Photos & written report
Photographs, readings and clear findings in a written report you can act on.
Insurance, landlords and tenants in Catford
Reports prepared to support insurance, landlord, agent or housing matters. Trace and access may be covered under buildings insurance, depending on the policy. We provide the photographs, readings and written evidence to support the claim.
