Damp Investigation Across Hackney’s Terraces and Conversions

Hackney renovates harder than almost anywhere in London. Victorian terraces from Stoke Newington down through Clapton and London Fields have been extended, opened up, loft-converted and re-plumbed (often several times over) while former factories and warehouses around Hackney Wick and along the Regent’s Canal have become flats and studios. Every one of those alterations changed how the building handles moisture, and not always for the better. Our job is to work out what the building is doing now, not what it was designed to do in 1885.

Warehouse and Loft Conversions: Industrial Fabric, Domestic Moisture

Converted industrial buildings look indestructible, but their physics are tricky. Massive single-skin brick walls hold cold deep into spring, so ordinary domestic life (showers, cooking, drying clothes) condenses on them readily; big steel-framed windows do the same. Flat and shallow-pitch roofs common to industrial stock depend entirely on membrane condition and outlet maintenance, and when they fail the water can track along steelwork and concrete soffits to appear metres from the breach. Our engineers use thermal imaging and moisture mapping to separate condensation from genuine ingress in these buildings, because the two are constantly confused, and expensively mistreated.

The Victorian Streets: De Beauvoir, Clapton, Stoke Newington

In Hackney’s terraces the recurring findings are familiar to anyone who owns one: solid nine-inch walls that need to breathe but have been sealed with modern paints and cement render; butterfly roofs with central valley gutters that block and overflow into the party wall; rear additions whose junctions with the main house open up over time; and side-return extensions that buried air bricks and cut off the subfloor ventilation the timber floor relies on. Basement and cellar rooms dug out or lowered during renovation add below-ground moisture pressure that the original house never had to manage.

A proper damp survey reads the building as a system (roof to drains, original fabric and every later alteration) and states the cause of each symptom with the evidence behind it. Buyers use our reports to price works realistically; owners use them to avoid paying for damp-proofing they don’t need.

Canal-side and Low-lying Homes

Along the Regent’s Canal and the River Lea corridor, newer apartment schemes and converted buildings sit on ground with a naturally high water table. Podium decks, planters and terraces over habitable rooms are the classic weak points: when their waterproofing details fail, water finds the flat below by a long and misleading route. We trace these systematically (flood-testing suspect areas, dye-testing outlets and mapping the moisture trail) before anyone starts lifting decking at random.

Leak Detection, Trace & Access and Drains in E8, E9 and N16

Decades of DIY and fast-turnaround refurbishment mean Hackney has more than its share of buried plumbing surprises: push-fit joints inside sealed ceilings, shower trays over unventilated voids, heating pipes chased into solid floors. Our leak detection engineers locate live escapes with acoustic equipment, tracer gas and thermal imaging, keeping opening-up to a minimum in finished interiors. For insurance claims, our trace & access reports give the insurer the documented source and pathway they require. Where symptoms point below ground (a persistently damp bay, subsiding paving by the rear addition) CCTV drainage surveys check the Victorian clay runs that serve most of the borough’s older streets.

Mould: Treat the Growth, Fix the Source

Hackney’s rental market is dense and fast-moving, and mould complaints are one of the most common reasons tenants, landlords and agents call us. Our mould treatment combines professional removal and sanitisation with a diagnosis of what is feeding the growth (a ventilation shortfall, a cold-bridged wall, or a hidden leak) and clear recommendations to tackle the cause of regrowth. The accompanying report gives landlords documented evidence of cause and remedy, which housing-standards rules on damp and mould increasingly demand.

Postwar Estates and Newer Blocks

Between the terraces and the warehouses sits Hackney’s third housing layer: postwar council-built estates and the recent apartment schemes rising around Dalston and the Wick. The postwar blocks bring their own physics, uninsulated concrete frames that cold-bridge through every floor slab, so mould appears in stripes along ceiling edges and around window reveals whatever the tenant does with the heating. The newer blocks are airtight by design and depend entirely on their mechanical ventilation; when an MVHR unit is switched off to save electricity or was never commissioned, humidity climbs until the coldest bedroom corner blooms. In both cases our surveys measure the fabric and the ventilation rather than defaulting to blaming lifestyle, which matters a great deal when the report is being read in a landlord and tenant dispute.

What we do in Hackney

Every job starts with finding the real cause, not painting over the symptom.

Damp surveys

A proper diagnosis (rising, penetrating or condensation damp) with moisture readings and a written report.

Mould inspections & treatment

We identify the moisture source first, then treat the mould and tackle the cause.

Leak detection

Thermal imaging, acoustic listening and moisture tracing to pinpoint hidden leaks without ripping out walls or floors.

Trace & access

We locate the leak, expose the exact spot and document everything for your escape-of-water claim.

Insurance-ready reports

Clear, evidenced reports prepared to support insurance, landlord, agent or housing matters.

Moisture mapping & thermal imaging

Calibrated readings and thermal surveys that show exactly where the moisture is, and where it isn’t.

CCTV drainage surveys

Camera surveys that find blockages, collapses and leaking joints that feed damp into a property.

Emergency leaks

Urgent cases are prioritised when water is coming through a ceiling or a pipe has burst.

Real investigations by our team

Genuine photographs from DML jobs across London & Surrey, not stock imagery.

How we investigate

Non-invasive first. We open up only when we know exactly where the problem is.

1

Visual inspection

A methodical room-by-room inspection of the affected areas, inside and out.

2

Moisture readings

Calibrated moisture meter readings across walls, floors and ceilings.

3

Thermal imaging

Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.

4

Acoustic & tracer gas

Acoustic listening and tracer gas, where suitable, to pinpoint concealed pipe leaks.

5

Pressure testing

Pressure testing of heating and supply pipework where suitable.

6

Photos & written report

Photographs, readings and clear findings in a written report you can act on.

Insurance, landlords and tenants in Hackney

Reports prepared to support insurance, landlord, agent or housing matters. Trace and access may be covered under buildings insurance, depending on the policy. We provide the photographs, readings and written evidence to support the claim. For landlords and housing providers, our reports are suitable as supporting evidence for housing, landlord or compliance matters. Written workmanship terms apply where relevant.

Pricing: Every job is quoted once we understand the problem. There is no flat menu price. Tell us what you are seeing and we will confirm the scope and the price before we attend.

Frequently asked questions: Hackney

Our warehouse flat gets wet windows and black spots every winter. Is the building leaking?

Probably not. This pattern is classic condensation on cold industrial fabric and glazing. But “probably” isn’t a diagnosis, and roof or window-surround ingress can produce similar staining. An instrumented inspection settles it, and the fixes for the two problems are completely different.

The valley gutter on our terrace overflows into the party wall. Whose problem is it?

Butterfly-roof valleys usually straddle the boundary, so both owners are affected and often both share responsibility. Our survey documents the defect and the internal damage on each side, giving neighbours a factual basis to split the repair.

Do you work in neighbouring boroughs?

Yes. Daily. See our Islington and Tower Hamlets pages; the same team covers all of inner east and north London.
