How Much Does Leak Detection Cost?

If water is showing up where it shouldn’t — a stained ceiling, a warm patch on the floor, a boiler that keeps losing pressure — the first question is usually how much will it cost to find the leak? Here’s an honest guide.

The short answer

At DML, non-invasive inspections start from £150 where suitable, and your price is confirmed before we attend, so you know the cost before anyone arrives. Trace and access, pressure testing, invasive works, reports and remedial works are quoted based on the job. Every price we quote includes the investigation, the findings explained in plain English, and a clear next step.

What affects the price?

  • How hidden the leak is — a visible pipe joint is quicker to trace than a leak under a tiled floor or inside a wall.
  • Property size and access — a one-bedroom flat is faster to survey than a four-storey townhouse.
  • The equipment needed — we use non-invasive methods first (thermal imaging, acoustic listening, tracer gas, moisture mapping) so we can find leaks without ripping out your kitchen to look for them.
  • Whether a written report is needed — insurance claims usually need a formal report (see our insurance reports service).

Will insurance pay for it?

Many buildings insurance policies include trace and access cover — the part of your policy that can pay for finding the leak and accessing it (as distinct from fixing the pipe itself). If you’re claiming, you’ll usually need a professional report evidencing the cause. Read our guide: Does insurance cover trace and access? or go straight to our trace & access service. Always check your own policy wording — cover varies.

Why cheap “free look” visits usually cost more

A tradesperson guessing where the leak is can mean exploratory holes in walls and floors — and you pay to repair every wrong guess. Specialist detection finds the leak first, so only one repair is needed. That’s the saving.
