Damp, mould and leaks in Elmbridge homes

Elmbridge is a Surrey borough just outside the Greater London boundary but almost entirely inside the M25, with its council based in Esher. Its settlements run from the suburbs that are continuous with London in the north east (Molesey, Thames Ditton, Long Ditton, Weston Green and Hinchley Wood) to the Green Belt towns and villages of Walton-on-Thames, Hersham, Weybridge, Esher, Claygate, Cobham and Oxshott. The borough takes its name from the River Mole, and water defines much of it: Walton, Molesey and Thames Ditton sit on the south bank of the Thames, Weybridge is where the Wey meets the Thames with its low-lying streets only 10 to 20 m above sea level, and Molesey’s River Mole flooded in 1968.

The ground matters too. Claygate stands on the Claygate Beds, a clay formation up to 15 m thick at the top of the London Clay; St George’s Hill carries a cap of Bracklesham Clay once used for brickmaking; Cobham and the Mole valley sit on gravel topped with alluvium. Clay subsoils hold water against basements and footings and move with the seasons, gravel drains freely, and river-edge plots carry a high water table. Our engineers read the ground as well as the wall.

Housing is overwhelmingly owner-occupied and detached or semi-detached, with a growing share of flats in the town centres. The problems we investigate most in Elmbridge are leaks under solid ground floors and from underfloor heating, penetrating damp through rendered elevations and chimneys, timber decay at ground-floor joists over damp voids, and condensation in extended and altered houses.

Housing in Elmbridge (Census 2021): of 55,587 households, 71% own their home, 18% rent privately and 10% rent from a council or housing association. By building type, 21% live in purpose-built flats, 4% in flats within converted or commercial buildings, 17% in terraces, 26% in semi-detached houses and 33% in detached houses.Source: ONS Census 2021, tables TS054 (tenure) and TS044 (accommodation type), via Nomis.

How we investigate

Instruments before tools: the opening-up, if any, happens at one proven spot.

1

Look and listen

We start by walking the property with you: every stain, smell and soft patch is a clue to where the water is.

2

Mapping the moisture

Calibrated readings in a grid show the shape of the wet area and point towards its source.

3

Seeing the temperature

A thermal camera shows evaporative cooling from wet areas and warm lines from heating pipes without touching the surface.

4

Narrowing it down

Acoustic equipment and tracer gas reduce the search from a whole floor to a tile or two.

5

Pressure testing

Pressure testing of heating and supply pipework where suitable.

6

The written record

Dated photographs, readings, thermal images and a plain-English conclusion, followed by a quote for the repair if one is needed.
