Damp, mould and leaks in Epsom and Ewell homes

Epsom and Ewell is the smallest of the Surrey boroughs we cover: the two towns of Epsom and Ewell, with Stoneleigh between them, just outside the Greater London boundary but entirely inside the M25 and continuous with the suburbs of Kingston and Sutton. It covers the KT17, KT18 and KT19 postcode districts and part of KT4, and its neighbours are Reigate and Banstead and Mole Valley to the south and the London boroughs of Kingston upon Thames and Sutton to the north.

It is a borough of houses. The 2021 Census counted about 31,000 households, 74 % of them owner-occupied; 35 % of homes are semi-detached, 26 % detached and 13 % terraced, with only a quarter in flats of any kind. Much of that stock went up between the wars as the railway suburbs filled in, so the failures we trace most often are the ones that type of house produces: bay roofs and their flashings, chimney breasts, rendered front elevations, suspended timber floors over damp sub-floor voids, and condensation in houses that have been extended without matching ventilation.

The borough rises from the Hogsmill valley at Ewell onto the chalk of the Downs at Epsom, and the ground changes with it: the lower streets on heavier, wetter soils, the higher ones on chalk that drains freely, where a damp wall almost always means a defect in the building rather than the ground. Our engineers read both. Every town below links to its own page.

The housing stock is 21% purpose-built flats, 4% flats in converted or shared buildings, 13% terraced, 35% semi-detached and 26% detached houses.Source: ONS Census 2021, tables TS054 (tenure) and TS044 (accommodation type), via Nomis.

How we investigate

Every stage leaves a record, from the first phone call to the final photograph.

1

Visual inspection

A methodical room-by-room inspection of the affected areas, inside and out.

2

Moisture profile

Readings taken in a pattern up and across the wall reveal whether the water is rising, penetrating or condensing.

3

Thermal imaging

Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.

4

Pinpointing pipe leaks

Acoustic listening and tracer gas, where suitable, locate the leak to a small area before any opening-up.

5

Testing the system

Pressure tests on heating and supply circuits confirm whether the pipework is the culprit.

6

Report and quote

Findings, photographs and readings in writing, with a separate quote for any remedial work.
