Damp, mould and leaks in Surrey Heath homes

Surrey Heath is the borough in the far west of the county around Camberley, where the council is based, with Frimley, Frimley Green, Mytchett and Deepcut to the south and Bagshot, Lightwater, Windlesham, Chobham, Bisley and West End to the north and east. Much of it is Metropolitan Green Belt, and it borders Runnymede, Woking and Guildford in Surrey, Rushmoor and Hart in Hampshire, and Bracknell Forest and Windsor and Maidenhead in Berkshire. The postcode districts are GU15 to GU20 and GU24.

The name is the geology: this is heathland on sandy ground that drains freely, which usually takes the site itself out of the enquiry and puts the focus on the building. In Surrey Heath a damp wall is far more often a roof, gutter, flashing or render defect, a leak under a floor or behind a bathroom, or condensation, than ground water, and our engineers test for the actual cause rather than assume.

The 2021 Census counted about 36,000 households, 74 % owner-occupied, in one of the most detached housing stocks of any area we cover: 44 % of homes are detached and 25 % semi-detached, with fewer than one in five in flats. Large houses with several roofs, chimneys and extensions of different dates, many on the post-war estates around Camberley and Frimley, are what we investigate most. Every town and village below links to its own page.

How we investigate

The stages below are what happens between the first call and the written report.

1

Visual inspection

A methodical room-by-room inspection of the affected areas, inside and out.

2

Mapping the moisture

Calibrated readings in a grid show the shape of the wet area and point towards its source.

3

Thermal imaging

Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.

4

Acoustic & tracer gas

Acoustic listening and tracer gas, where suitable, to pinpoint concealed pipe leaks.

5

Testing the system

Pressure tests on heating and supply circuits confirm whether the pipework is the culprit.

6

The written record

Dated photographs, readings, thermal images and a plain-English conclusion, followed by a quote for the repair if one is needed.
