Areas we cover around Crystal Palace: SE19 and SE20, including the Triangle, Westow Hill, Church Road, Anerley and Upper Norwood

Why Height Changes Everything: Damp in Crystal Palace

The ridge that carries Westow Hill and Church Road stands around a hundred metres above sea level, high enough that the TV transmitter was put here, and high enough that the weather is measurably harsher than in the streets at the bottom of the hill. Exposed elevations facing the prevailing south-westerlies are hit by driving rain that near-horizontal wind pushes into every defect in brickwork, pointing and render. A wall detail that would stay dry for years in a sheltered Norwood back street can be soaked through within a couple of winters on the ridge, and the difference shows street by street as you climb.

That is why penetrating damp (not rising damp) is the dominant complaint our surveyors deal with in SE19. It appears as damp patches that darken during and after wind-driven rain, plaster that blows on the weather-facing side of the house, and mould tracking the line of a saturated chimney breast. Diagnosing it means finding the point of entry, which is rarely directly behind the stain.

Tall Villas, Long Water Paths

The housing around the Triangle and down the slopes towards Anerley and Gipsy Hill is dominated by big three- and four-storey Victorian villas, built when Crystal Palace was a resort suburb serving the Palace itself and its park. Their height is part of the diagnostic problem: water entering at a parapet, chimney flashing or top-floor window head can travel a long way down inside a solid wall before it shows, so the second-floor stain may originate at roof level. Our approach works from the outside in (roofline, chimneys, pointing and render inspected and correlated with internal moisture mapping and thermal imaging) until entry point and pathway are both established.

Most of these villas are now flats, which adds the usual conversion questions: whose demise the defect sits in, whether the top-floor leaseholder or the freeholder owns the parapet problem, and how the repair bill is shared. Our reports are written to answer exactly those questions, with the evidence attached.

Top-floor Flats and Roofline Failures

Wind exposure on the ridge shortens the life of everything at roof level: slipped slates, lifted flashings, cracked haunching on chimney stacks and overflowing parapet gutters are routine findings after a stormy winter. For top-floor flats this translates into ceiling stains and damp chimney breasts that come and go with the weather. We survey the roofline (using elevated photography where access is difficult), match each external defect to the internal symptom, and hand you a repair schedule a roofer can price directly.

Leaks, Drains and the Hillside

Not every wet wall up here is the weather. Plumbing escapes in converted villas (old imperial pipework, later bathroom additions, heating circuits buried in floors) produce symptoms that mimic penetrating damp, and the hillside setting adds another wrinkle: water from a leaking drain or water main travels downslope, so the source can sit uphill of the damage, sometimes in a neighbouring property. Our leak detection engineers separate plumbing from weather using tracer gas, acoustic survey and moisture profiling, our trace & access reports support insurance claims, and CCTV drainage inspection checks the Victorian drains that step down these slopes where ground-level damp persists.

Surveys and Mould Treatment in SE19

Our independent damp surveys give buyers, owners and leaseholders in Crystal Palace a measured diagnosis: what the moisture is, where it enters, and the proportionate remedy, which on the ridge is frequently repointing, flashing or render repair rather than any internal damp-proofing product. Where mould has established in bedrooms or behind furniture on cold external walls, our mould treatment team strips the growth back, sanitises the affected surfaces and specifies how to keep the wall warm and dry enough that it stays gone.

How We Survey an Exposed Building

Surveying on the ridge follows a discipline shaped by the exposure. We record which elevations face the prevailing weather and inspect those first; we correlate every internal reading with an external defect rather than treating the wall in isolation; we check chimneys, parapets and valley gutters before anything at ground level, because on tall villas the top of the building causes most of what shows lower down; and we ask about weather history (when the patch appears, how fast it fades) because that timing is diagnostic in itself. The report you receive sets out entry points, pathways and a prioritised repair schedule, so the money goes on the defects that are actually letting water in rather than on generic treatments applied from the inside.

Asked Around the Triangle

The damp patch only appears after storms. Why?

That weather correlation is the signature of wind-driven penetrating damp, and on this hill it is the first hypothesis worth testing. The wall absorbs during the storm, then releases moisture inward over the following days. We locate the entry defect rather than treating the symptom.

Our flat’s chimney breast is damp but the fireplace is sealed. What’s happening?

Sealed flues trap moist air, and exposed stacks up here take heavy weather; the combination soaks the breast from above and within. Ventilating the flue and repairing the stack usually resolves it. Injection into the breast does not.

What we do in Crystal Palace

Every job starts with finding the real cause, not painting over the symptom.

Damp surveys

A proper diagnosis (rising, penetrating or condensation damp) with moisture readings and a written report.

Mould inspections & treatment

We identify the moisture source first, then treat the mould and tackle the cause.

Leak detection

Thermal imaging, acoustic listening and moisture tracing to pinpoint hidden leaks without ripping out walls or floors.

Trace & access

We locate the leak, expose the exact spot and document everything for your escape-of-water claim.

Insurance-ready reports

Clear, evidenced reports prepared to support insurance, landlord, agent or housing matters.

Moisture mapping & thermal imaging

Calibrated readings and thermal surveys that show exactly where the moisture is, and where it isn’t.

CCTV drainage surveys

Camera surveys that find blockages, collapses and leaking joints that feed damp into a property.

Emergency leaks

Urgent cases are prioritised when water is coming through a ceiling or a pipe has burst.

Real investigations by our team

Genuine photographs from DML jobs across London & Surrey, not stock imagery.

How we investigate

Non-invasive first. We open up only when we know exactly where the problem is.

1

Visual inspection

A methodical room-by-room inspection of the affected areas, inside and out.

2

Moisture readings

Calibrated moisture meter readings across walls, floors and ceilings.

3

Thermal imaging

Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.

4

Acoustic & tracer gas

Acoustic listening and tracer gas, where suitable, to pinpoint concealed pipe leaks.

5

Pressure testing

Pressure testing of heating and supply pipework where suitable.

6

Photos & written report

Photographs, readings and clear findings in a written report you can act on.

Insurance, landlords and tenants in Crystal Palace

Reports prepared to support insurance, landlord, agent or housing matters. Trace and access may be covered under buildings insurance, depending on the policy. We provide the photographs, readings and written evidence to support the claim. For landlords and housing providers, our reports are suitable as supporting evidence for housing, landlord or compliance matters. Written workmanship terms apply where relevant.
