Damp, mould and leaks across north west London

North west London on this site is the two boroughs of Brent and Harrow, which share the HA postcode districts and, in Brent’s case, the inner NW ones. Brent runs from Kilburn and Kensal Green on the edge of inner London out through Willesden and Neasden to Wembley and Kenton; Harrow continues north and west through Queensbury, Harrow on the Hill and Harrow Weald to Pinner on the Hertfordshire boundary.

Between them the 2021 Census counted about 208,000 households. Semi-detached houses are almost three in ten of all homes, the clearest sign of how much of both boroughs was built between the wars along the railway lines, and a third of homes are purpose-built flats. Just under half of households own, a third rent privately and 18 % rent from the council or a housing association.

Inter-war semis fail in predictable places: the bay roof and its flashings, the rendered or pebble-dashed front elevation, the chimney breast, and the suspended timber floor over a damp void. In Brent’s converted Victorian terraces and the flats around Wembley the pattern is more often a leak from above or from a shared stack. Both borough pages below list the towns within them; neighbourhood pages for north west London are being added to the programme.

Moisture mapping & thermal imaging

Calibrated readings and thermal surveys that show exactly where the moisture is, and where it isn’t.

CCTV drainage surveys

Drain condition surveys when the damp is at low level and the gully or soil stack is the suspect.

What people in North West London ask us

Do you handle leaks between flats in North West London?

Regularly. We establish whether the water comes from the flat above, a communal pipe or the property itself, record the route and write it up so the freeholder, managing agent and insurers can act on it.

Can you work with my insurer for a property in North West London?

We provide the trace-and-access evidence and the insurance-ready report; the claim itself is between you and your insurer. We will explain what the adjuster is likely to ask for.

Are your reports accepted by insurers and landlords?

Our reports are written to be insurance-ready and suitable as supporting evidence for housing and compliance matters. Acceptance always rests with the insurer or authority; we provide the evidence.
