The SM postcode area

The SM postcode area is named after Sutton and covers the London Borough of Sutton (Sutton, Cheam, Carshalton, Wallington and Belmont) together with Morden in Merton, and SM7 for Banstead in Surrey, on the Downs inside the M25. It is a compact area of seven districts between the CR and KT areas.

Most of the stock is inter-war: semis and short terraces across Sutton, Cheam, Carshalton and Morden, the large St Helier estate on the Morden and Carshalton border, and larger detached houses in Cheam, Belmont and Banstead on the chalk. Original roofs and chimneys, cavity walls of that period and extended kitchens and lofts give us roof leaks, condensation and rising damp in roughly equal measure.
