Damp, mould and leaks in Reigate and Banstead homes
Reigate and Banstead is one of the larger Surrey boroughs by households, and it runs from the London boundary to the Sussex one: Banstead, Tadworth, Chipstead and Woodmansterne on the Downs inside the M25, Reigate and Redhill on either side of the Downs gap below them, Merstham to the east, and Horley in the south. The council is based in Reigate. The borough’s postcode districts are RH1, RH2 and RH6, with KT20, SM7 and CR5 in the north, and its neighbours are Tandridge, Mole Valley, Epsom and Ewell and Crawley, plus the London boroughs of Sutton and Croydon.
Parts of the borough lie within the Surrey Hills, and the ground follows the same sequence as the rest of this stretch of Surrey: chalk on the Downs around Banstead, a narrow belt of heavier ground at the foot of the escarpment through Reigate, Redhill and Merstham, then the sand and clay of the Weald southwards to Horley. The lower, heavier ground is where we meet rising and penetrating damp against footings and basements; on the chalk the problem is almost always in the building.
The 2021 Census counted about 60,000 households, 71 % owner-occupied, in a stock that is 30 % semi-detached, 28 % detached and 16 % terraced, with a quarter in flats, mostly in the town centres of Redhill, Reigate and Horley. Inter-war and post-war houses on the Downs, Victorian and Edwardian terraces around the stations, and a steady run of newer flats give us the full range of work: roofs, chimneys and render; leaks under floors and between flats; and mould in homes that are heated and ventilated for a smaller household than the one living there. Every town and village below links to its own page.
Housing in Reigate and Banstead (Census 2021): 59,849 households (71% owned, 16% rented privately, 12% rented socially) living in purpose-built flats (21%), converted and other flats (4%), terraced (16%), semi-detached (30%) and detached (28%) homes.Source: ONS Census 2021, tables TS054 (tenure) and TS044 (accommodation type), via Nomis.

Real investigations by our team
Examples from DML investigations across our service area. Our own photographs, not stock imagery.

How we investigate
We locate first and open up last, and only where the evidence points.
Inside and out
The affected rooms, the rooms around them and the outside of the building are inspected before any instrument comes out.
Moisture readings
Calibrated moisture meter readings across walls, floors and ceilings.
Seeing the temperature
A thermal camera shows evaporative cooling from wet areas and warm lines from heating pipes without touching the surface.
Pinpointing pipe leaks
Acoustic listening and tracer gas, where suitable, locate the leak to a small area before any opening-up.
Isolate and test
Circuits are isolated and pressure-tested in turn so the leaking section is proven, not assumed.
Photos & written report
Photographs, readings and clear findings in a written report you can act on.

Leaks, damp and mould share one discipline: locate the moisture, explain it, remove it. All services →
Urgent leaks & burst pipes
Urgent cases are prioritised when water is coming through a ceiling or a pipe has burst.
Mould treatment & investigation
Mould is a symptom. We identify what is feeding it, treat the growth and specify the fix for the cause.
Moisture mapping & thermal imaging
The non-invasive toolkit that finds the problem without exploratory holes.
CCTV drainage surveys
A camera down the line shows the cracked joint, root ingress or collapse that is wetting the ground beside a wall.

What people in Reigate and Banstead ask us
Do you handle leaks between flats in Reigate and Banstead?
Regularly. We establish whether the water comes from the flat above, a communal pipe or the property itself, record the route and write it up so the freeholder, managing agent and insurers can act on it.
What happens after the investigation in Reigate and Banstead?
You receive the written report, usually with a separate quote for any remedial work. You decide what happens next; nothing is booked or started without your agreement.
Is the service the same in every part of Reigate and Banstead?
Yes. The same engineers, instruments and written report wherever in Reigate and Banstead the property is; only the travel differs, and that never changes the way the job is done.
