Why Fitzrovia buildings get hidden leaks, damp and mould

Fitzrovia is a central London district just north of Oxford Street, with its eastern part in Camden and its western part in Westminster. It grew out of the manor of Tottenham Court, was urbanised in the eighteenth century around Fitzroy Square and the surrounding streets, and was heavily built up by the start of the nineteenth. Western Fitzrovia overlaps the East Marylebone Conservation Area, and the district still has pre-Victorian survivals such as Colville Place alongside the Edwardian mansion blocks built to house theatre workers close to the West End.

Almost everyone in Fitzrovia lives in a flat, and most of those flats sit in buildings that have been altered many times: Georgian houses divided floor by floor, mansion blocks with shared risers and flat roofs, and offices and workshops converted to residential use. The leaks our engineers find here are rarely where the stain is: water tracks along joists and down service ducts before it shows. Condensation mould in small, deep-plan flats with little cross-ventilation is the other recurring problem.

Our investigation establishes the source and the route with calibrated readings, thermal imaging and acoustic or tracer-gas tracing, identifies whether the defect is inside the flat, in a neighbour’s, or in the communal fabric, and records it in a report the managing agent, freeholder and insurers can act on.

Housing in Camden (Census 2021): of 92,758 households, 30% own their home, 36% rent privately and 34% rent from a council or housing association. Housing in Westminster (Census 2021): 94,816 households; 27% owner-occupied, 44% privately rented and 28% socially rented. 70% of homes are purpose-built flats, 20% are flats in converted houses or other buildings, 7% terraced houses, 2% semi-detached and 1% detached.Source: ONS Census 2021, tables TS054 (tenure) and TS044 (accommodation type), via Nomis.

What we do in Fitzrovia

Every job starts with finding the real cause, not painting over the symptom.

Leak detection

When the water is coming from somewhere nobody can see, our instruments find it and our report explains it.

Trace & access (insurance)

Targeted access at the leak point only, with the photographs and readings a loss adjuster asks for.

Insurance-ready reports

Findings, cause, photographs and moisture readings in a report you can forward as soon as you receive it.

Urgent leaks & burst pipes

Urgent cases are prioritised when water is coming through a ceiling or a pipe has burst.

Mould treatment & investigation

Mould is a symptom. We identify what is feeding it, treat the growth and specify the fix for the cause.

Damp & mould surveys

A survey that tells you the cause, not just that the wall is wet, and gives you a plan to put it right.

Moisture mapping & thermal imaging

Seeing through the finish: temperature and moisture patterns that reveal what is happening behind plaster and under floors.

CCTV drainage surveys

Camera surveys that find blockages, collapses and leaking joints that feed damp into a property.

Bathroom and shower leaks: the usual suspects

The ceiling below a bathroom is the most common place a Fitzrovia homeowner first sees a leak. Failed silicone at a bath or shower tray, a cracked grout line, a loose waste trap, a weeping compression joint behind the panel and a shower valve leaking inside the wall all produce the same stain below, and each needs a different fix.

Rather than open the ceiling, our team tests the bathroom from above: moisture mapping around the fittings, flood tests of the tray and seals, thermal imaging while fittings run, and acoustic or tracer-gas tracing for pressurised pipework. The report names the fitting at fault and our team quotes and carries out the repair.

Mould, ventilation and the modern sealed home

Draught-proofing, replacement windows and loft insulation make Fitzrovia homes warmer and tighter, and a tighter home holds more moisture. Cooking, showers, drying washing indoors and simply breathing put litres of water into the air each day; without extraction it condenses on the coldest surfaces and mould follows.

That does not mean every mould patch is “lifestyle”. Our team measures humidity and surface temperatures, tests whether extractor fans are actually moving air, and rules a leak in or out with instruments before reaching that conclusion. The written findings say which it is and what will stop it.

Rising damp: real, but rarer than you have been told

True rising damp exists, but in Fitzrovia many walls diagnosed with it are actually suffering from condensation at low level, a plumbing leak, a bridged damp course or ground that has been built up against the wall over the years. An injected chemical damp course does nothing for any of those.

We test rather than assume: moisture profile up the wall, salt analysis where it changes the answer, a check of external ground levels, drains and the position of the damp-proof course. When rising damp is genuine we say so and set out the remedy; when it is not, the report says what the problem really is.

Damp and timber reports in Fitzrovia

When a surveyor asks for a “damp and timber report” before a purchase or a remortgage, they want a clear statement of the moisture conditions and the state of the structural timber, written by someone who has actually looked. Lifting a few boards and reading the joists is part of that.

We provide exactly that document for Fitzrovia properties: moisture mapping, timber inspection, identification of any decay, the cause, and the works required. No pressure to buy a treatment, and no treatment specified where the evidence does not support it.

Working with loss adjusters and managing agents

Escape-of-water claims in Camden move more smoothly when the adjuster receives a clear, independent account of the cause. We photograph before, during and after, record the readings, and set out the cause and the extent of damage in plain English.

For managing agents dealing with a leak between flats, the same report establishes responsibility and supports the claim on the right policy. Written workmanship terms apply to any repair our team carries out afterwards.

How we investigate

Instruments before tools: the opening-up, if any, happens at one proven spot.

1

History first

What you have seen, when it started, what has already been tried. All of it narrows the search before we arrive.

2

Mapping the moisture

Calibrated readings in a grid show the shape of the wet area and point towards its source.

3

Thermal imaging

Infrared scanning, where suitable, to reveal hidden moisture and cold spots behind finishes.

4

Pinpointing pipe leaks

Acoustic listening and tracer gas, where suitable, locate the leak to a small area before any opening-up.

5

Testing the system

Pressure tests on heating and supply circuits confirm whether the pipework is the culprit.

6

Everything in writing

Cause, evidence, location and recommended works set out in a report you can send to an insurer, landlord or buyer.

The report, and what follows it

Expect a document you can forward: dated photographs, calibrated readings, thermal images where they were used, the identified cause and a list of recommended works. Any remedial work is quoted on its own and carried out or managed by our team if you choose.

Costs: There is no standard price list because no two investigations are alike. Describe the problem by phone or WhatsApp and we will set out the scope and the cost in advance.

Frequently asked questions about Fitzrovia

Do I need to be at the property?

Someone needs to give us access and, ideally, describe what has been happening. If you are a landlord or agent, a tenant or keyholder can let us in and we will report back to you directly.

Will my insurance pay for trace and access?

Trace and access may be covered under buildings insurance, depending on the policy. We provide the insurance-ready report and evidence to support the claim; the decision on cover rests with your insurer.

What does a damp survey in Fitzrovia involve?

An inspection of the affected rooms and the outside of the building, calibrated moisture readings in a grid, thermal imaging where useful, and a check of ventilation, ground levels and drainage. You get a written diagnosis and plan.

Do you cover Fitzrovia?

Yes. Fitzrovia (W1) is covered by our own team, as is the rest of Camden. Call 0800 054 1524 or WhatsApp us for the earliest available appointment; urgent leaks are prioritised.

How do you tell condensation from a leak?

By pattern and measurement. Condensation sits on cold surfaces and varies with weather and use; a leak makes a defined wet area that does not dry out and often tracks from a fitting or pipe run. Readings and thermal imaging settle it.
