Damp, mould and leaks across central London
Central London is the innermost part of the capital: the City of London and the boroughs around it, with the densest building, the highest land values and a daytime population far larger than the resident one. On this site it means Camden, the City of London, Islington, Kensington and Chelsea and Westminster, the five councils whose pages sit under this hub, from Fitzrovia and Mayfair to Clerkenwell, Kensington, Chelsea and Notting Hill.
The housing is unlike anywhere else we work. Across the five boroughs the 2021 Census counted roughly 356,000 households, of which 61 % live in purpose-built flats and a further 25 % in converted flats; fewer than three in ten households own their home and almost four in ten rent privately. Terraced houses, where they survive, are mostly Georgian and Victorian with lower-ground floors, and most of them have long since been divided into flats.
That stock produces a particular set of problems: leaks from the flat above or from a shared stack that show up two floors down, basement and lower-ground damp against old brick retaining walls, condensation in heavily occupied rented flats, and mansion-block roofs and parapets that let water in behind the render. Our engineers attend with the leak-tracing kit and the moisture survey instruments in one visit, and the report is written so that a landlord, managing agent or insurer can act on it.

Your questions about Central London, answered
What if you cannot find a leak at my Central London property?
We say so in writing. A negative result (condensation, an old stain or a one-off spill) is reported as plainly as a leak, because that is often what an insurer or water company needs.
How is a visit to Central London priced?
Every visit is quoted individually once we understand the problem, and the price is confirmed before anyone travels. There is no separate area charge anywhere in Central London.
Will the report help with a housing or compliance matter in Central London?
It is written to serve as supporting evidence for housing and compliance matters as well as insurance claims: cause, evidence, photographs and recommendations in plain English. The decision rests with the authority concerned.
