Why You Need an Independent Leak Investigation Report

When making an insurance claim for water damage, your insurer will require evidence confirming the source of the leak, the method used to locate it, the extent of damage caused and the remediation required. An independent professional report from a specialist leak detection company provides exactly this — and carries significantly more weight than a report produced by a contractor who also has a financial interest in the repair works.

At Damp Mould Leak, we carry out independent trace and access investigations and produce comprehensive written reports prepared to the standard major UK home insurers, loss adjusters and solicitors require. We have no interest in recommending unnecessary repair works — our reports are objective and factual.

What Our Reports Include

Exact Leak Location

The precise location of the leak identified and confirmed using specialist equipment. Grid references, measurements and photographs showing the confirmed source.

Detection Method

Full description of the detection methods used — thermal imaging, acoustic detection, tracer gas, pressure testing — and how the source was confirmed.

Photographic Evidence

Dated photographic record of all damage, the investigation process and the confirmed leak source. Referenced throughout the written report.

Extent of Damage

Assessment of water damage extent — areas of saturation, materials affected and secondary damage including mould growth, structural impact and decoration loss.

Repair Costings

Itemised schedule of works required — access, repair, reinstatement — with estimated costs. Structured to meet insurer requirements for claim processing.

Legal Format

Reports formatted to be used in insurance disputes, loss adjuster negotiations, solicitor instructions and court proceedings where liability is contested.

The Insurance Claims Process

  1. Report the claim to your insurer — notify your buildings insurance provider and obtain a claim reference number
  2. Request trace and access cover — most buildings policies include trace and access as standard. Confirm this with your insurer before commissioning the survey
  3. Book our investigation — we will carry out the leak detection survey and produce a written report, typically within 24 hours of the investigation
  4. Submit the report to your insurer — our report provides the evidence they need to process the claim. We can also communicate directly with your loss adjuster if required
  5. Repair and reinstatement — our in-house team can carry out all repair and reinstatement works, or you can use your insurer’s approved contractor

Trace and Access Insurance Cover

Trace and access cover is a component of most standard buildings insurance policies that covers the cost of finding a leak — lifting floors, opening walls and the investigation costs. It does not typically cover the repair of the pipe itself (which falls under a separate section) but does cover the reinstatement of finishes after the pipe is repaired.

Trace and access may be covered under buildings insurance, depending on the policy. We provide insurance-ready reports and evidence to support the claim, and we can help you understand your cover position before any work starts.

Are your reports suitable for an insurance claim?

Trace and access may be covered under buildings insurance, depending on the policy. We provide insurance-ready reports and evidence to support the claim, prepared to the standard that insurers, loss adjusters and solicitors expect.

Can you liaise with my loss adjuster?

Yes. We are happy to speak directly with your loss adjuster, clarify any technical questions about our findings and provide supplementary information if required.

How quickly can you produce a report?

Reports are typically delivered within 24 hours of the investigation. We offer same-day investigation and 24-hour report turnaround for urgent claims.

What if my insurer disputes the findings?

Our reports are detailed, evidenced and prepared to withstand scrutiny. If a dispute arises, we can provide supplementary expert opinion and, if necessary, appear as an expert witness.

When to Commission an Independent Report

Not every insurance claim requires an independent specialist report — but in the following situations, an independent investigation significantly improves your claim outcome:

  • Your insurer is disputing the source or cause of a leak
  • Your neighbour’s leak has caused damage to your property and you need to establish liability
  • A Thames Water, South East Water or Affinity Water mains burst has affected your property and you need to establish the extent of damage
  • Your loss adjuster is proposing a settlement you believe undervalues the damage
  • Your property manager or landlord is denying responsibility for water ingress
  • A property you have purchased has revealed water damage not disclosed before completion

Water Company Boundary Disputes

A significant proportion of insurance and liability disputes in London and Surrey involve establishing the boundary between the water company’s responsibility and the homeowner’s. Thames Water is responsible for water mains and the communication pipe up to the boundary stop tap in London boroughs; South East Water and Affinity Water have equivalent responsibilities in Surrey.

When a water company mains pipe fails near your property — increasingly common in London’s Victorian-era infrastructure — the resulting water ingress can cause significant damage. Our reports clearly establish whether damage originated from the adopted main, the communication pipe, the supply pipe or internal plumbing, which determines which party bears liability for the damage and its remediation.

More Questions Answered

My insurer wants to use their own approved contractor — should I accept?

You are entitled to request an independent investigation before any intrusive works are carried out. An insurer-appointed contractor has a financial incentive to minimise access work; an independent report provides an objective assessment of what is actually needed. This is particularly important where there is ambiguity about the source or cause of the leak.

What is the difference between a trace and access report and a damp survey?

A trace and access report focuses on locating a specific leak and documenting the physical access required to reach and repair it — it is structured to meet insurer requirements for the trace and access section of a buildings policy. A damp survey is a broader investigation into moisture problems and their causes, including non-plumbing sources such as rising damp and condensation. We provide both types of report, and in complex cases, a combined report covering all moisture sources.

Can you attend during the loss adjuster’s inspection?

Yes. We can attend simultaneously with or separately from the loss adjuster inspection. Where there is a dispute about findings, having an independent specialist present at the same time as the loss adjuster’s assessor often resolves the matter without needing to proceed to formal dispute.
