Why Surrey Properties Are Prone to Damp
Surrey’s geography creates specific damp conditions that affect properties across the county:
- Surrey clay and London clay: The thick clay soils across north Surrey retain water and swell seasonally — causing movement in foundations and drainage systems that leads to penetrating damp and pipe fractures.
- North Downs chalk: The chalk hills in the south of the county drain freely, but create high water tables in valley locations. Properties in the Mole valley and Wey valley can experience seasonal groundwater ingress.
- Historic housing stock: Surrey has a large number of properties built before 1940 — Victorian and Edwardian villas, terraced cottages, and converted farm buildings — many without effective modern damp proofing.
- Commuter belt new-builds: Modern estates across the M25 corridor have well-sealed construction but suffer from condensation and thermal bridging — particularly in flats and homes with poor mechanical ventilation.
- River Wey and River Mole flood plains: Properties near these rivers have elevated groundwater and penetrating damp risk from seasonal flooding.

Water Infrastructure in Surrey — South East Water & Thames Water
Surrey’s water infrastructure is split between two major providers. South East Water supplies drinking water to most of Surrey, serving over 2.2 million customers across an area that includes Guildford, Reigate, Redhill, Epsom, Leatherhead, Dorking, Woking, Farnham and Camberley. Sewerage across the majority of Surrey is handled by Thames Water. Some border areas — including Caterham, Oxted and Warlingham — are served by Affinity Water for supply.
South East Water has a significant programme of ageing mains replacement underway, but burst events remain common — particularly during cold snaps when temperature changes stress older cast iron and asbestos cement main pipes. When a South East Water supply pipe fails, the resulting ground saturation can move through Surrey’s clay-heavy soils (London Clay extends into much of North and Central Surrey) and cause significant water ingress into property foundations, sub-floor voids and lower ground floor areas.

Surrey Property Types & Common Damp Issues
Surrey’s property stock varies significantly from north to south. The northern part of the county — including Epsom, Ewell, Cheam, Worcester Park, Surbiton, and areas bordering London — features substantial Victorian and Edwardian terrace housing with the same damp challenges as inner London. Moving south into towns like Reigate, Dorking and Guildford, larger detached and semi-detached properties from the inter-war and post-war periods predominate, with different but equally common damp profiles.
Clay Soil Heave
Surrey’s London Clay and Weald Clay soils shrink in summer drought and expand in winter — causing foundation movement that opens cracks in external walls and allows water ingress.
Older Drainage Systems
Many Surrey properties have clay pipe drainage installed before 1980 — increasingly subject to root intrusion from garden and street trees and joint displacement from ground movement.
Roof & Chimney Failures
Surrey’s high concentration of inter-war semi-detached properties with large chimneys and original concrete interlocking tiles makes penetrating damp through roof failures particularly common.
Rising Damp in Older Properties
Pre-1930 properties across Surrey town centres — particularly Guildford, Reigate, Dorking and Farnham — frequently have either no DPC or a failed original DPC, making rising damp a persistent and recurring problem.
