Professional Water Leak Investigation
A water leak investigation is a systematic process of using specialist detection equipment to locate the precise source of a water leak within a building โ without opening up walls, floors or ceilings until the source has been confirmed. The goal is to minimise disruption, reduce the cost of reinstatement and provide clear, evidenced findings for insurance or legal purposes.
Our leak investigation service uses a combination of complementary detection methods, each suited to different leak types and building configurations. By combining methods, we achieve a high level of accuracy that significantly reduces both the access work needed and the risk of the repair failing to resolve the problem.

What Triggers a Leak Investigation?
You may need a professional water leak investigation if:
- โYou have a persistent damp patch on a ceiling, wall or floor with no obvious cause
- โYour water meter is running when no water is being used
- โYour central heating system is losing pressure regularly
- โYou can hear water running in walls or floors
- โYour water bill has increased unexpectedly
- โYou have had flood damage and need to confirm the source for insurance
- โYour insurer has asked for a trace and access report
- โYou are buying or selling a property with unexplained damp
Our Investigation Methods
Thermal Imaging
Infrared cameras detect temperature anomalies in building surfaces. Water-affected areas have distinctive thermal signatures that allow us to map water pathways through floors, walls and ceilings non-invasively.
Acoustic Detection
Sensitive microphones and listening rods amplify the sound of water escaping from pressurised pipes. We can locate leaks in supply pipes, central heating systems and pressurised drainage through concrete, screed and structural elements.
Tracer Gas
Hydrogen/nitrogen tracer gas pressurised into the suspect pipe circuit escapes from the leak and rises to the surface. A precision gas sniffer detects concentrations of less than 1 part per million, locating the leak to within centimetres.
Endoscopy
Flexible cameras fed into access holes, pipe runs and voids allow us to visually inspect pipework and structure in confined spaces without major opening up.
Dye Testing
Fluorescent dye introduced into drainage systems traces flow paths and identifies connection points, confirming drainage-related water ingress sources.
Moisture Mapping
Systematic moisture meter surveys map the extent of water-affected areas and help identify the direction and origin of water movement through the structure.
The Investigation Report
Every investigation includes a comprehensive written report delivered within 24 hours of the on-site survey. The report includes:
- โSummary of symptoms and investigation brief
- โDescription of all detection methods used and their findings
- โConfirmed leak location with photographic evidence and location plan
- โAssessment of damage extent and secondary effects (mould, structural impact)
- โRecommended repair scope with access and reinstatement requirements
- โIndicative costings for repair and reinstatement
- โStatements suitable for insurance claim submission or legal evidence
Can you investigate leaks in commercial properties?
Yes. We investigate water leaks in residential and commercial properties including offices, retail premises, hotels, care homes and light industrial buildings.
What if the leak is in a shared or communal pipe?
We will investigate and report on the source of the leak. For leaks in shared or communal pipework, the findings will clarify responsibility, which is often required to determine which party’s insurance policy applies.
How accurate is your leak location?
Using tracer gas, we typically locate leaks to within 2โ5cm. Acoustic and thermal methods locate to within a few hundred millimetres in most substrates. We will advise on the level of accuracy achievable before we start.
