Water Leak Investigations for Complex Leaks and Insurance Claims

When a leak keeps coming back, the damp doesn’t make sense, or an insurer wants proper evidence — that’s an investigation, not a quick trace. We document the cause with methods, readings and photographs, and give you a report that stands up. Fully insured and qualified damp, mould and leak specialists.

When you need an investigation rather than basic detection

  • Repeat leaks after previous “fixes”
  • Unexplained damp with no obvious source
  • An insurance claim or dispute needing documented evidence
  • Damage from an escape of water where the cause must be distinguished from pre-existing issues
  • Trace-and-access evidence for a policy claim

For straightforward leak-finding, see leak detection. This page is the deeper service behind it.

What the investigation includes

  • Symptoms and damage — mapped and photographed.
  • Meter and pressure testing — proving whether a system or supply is losing water, and how fast.
  • Moisture mapping — calibrated readings separating active leaks from residual damp and condensation.
  • Thermal evidence — temperature anomalies consistent with escaping water.
  • Acoustic readings — leak noise located on pressurised pipework.
  • Tracer-gas results — where suitable, pinpointing escape through floors and screeds.
  • Suspected leak position — stated clearly, with the reasoning.
  • Minimum access required — the smallest sensible opening, and why.

Insurance-ready leak evidence we can provide

Depending on the policy and claim, insurers or loss adjusters may ask for:

Moisture meter reading 66% on water-damaged wall
Calibrated moisture reading recorded as claim evidence on a water-damaged wall.
  • Cause and source notes
  • Location of the suspected leak
  • Methods used and why
  • Readings, thermal images and photographs
  • Access recommendations (minimum necessary)
  • Repair recommendations
  • Reinstatement notes where relevant
  • Limitations — what the evidence does and doesn’t establish

Reports are prepared to support your claim. Acceptance of any claim is always the insurer’s decision.

What we can and cannot confirm

We tell you what the evidence supports — and where it stops. If a source can’t be confirmed without access, the report says so and recommends the minimum access to confirm it.

Next steps after the report

  1. Report delivered with findings and recommendations.
  2. You (or your insurer) decide on the works — repairs and reinstatement are quoted based on the job.
  3. Mould or damp after the leak? We assess and treat: mould treatment · damp surveys.
