Damp, mould and leaks across east London

East London is the part of the capital east of the ancient City and north of the Thames as the river begins to widen. It grew as London’s docklands and its main industrial district; the railways of the nineteenth century pushed the East End outward and threw up new suburbs, and the old industrial land is now being regenerated, most visibly at Canary Wharf. On this site it is seven boroughs: Tower Hamlets and Hackney on the edge of the City, Newham and Waltham Forest beyond them, then Redbridge, Barking and Dagenham and Havering out to the eastern boundary of Greater London.

It is the largest of our London groupings by a long way: the 2021 Census counted about 724,000 households. Only 42 % own their home; 30 % rent privately and 26 % from a council or housing association. Purpose-built flats are 43 % of all homes and terraces 26 %, with semis at 17 % and detached houses at 5 % mostly in Havering and Redbridge.

The inner boroughs (Whitechapel, Bethnal Green, Dalston, Stoke Newington, Stratford, East Ham, Leyton) bring us leaks inside and between flats, defects in large estates and converted terraces, and mould in crowded rented homes. The outer boroughs bring the inter-war and post-war house, from Dagenham’s estates to Havering’s semis. Each borough below links to its own page and to the neighbourhoods within it that have one.
