Damp, mould and leaks across south London
South London grew out of Southwark (first recorded as Suthriganaweorc, the fort of the men of Surrey) and spread into what was northern Surrey and western Kent. On this site the south west boroughs of Kingston, Richmond and Wandsworth have their own hub, and the south east boroughs theirs; this page covers the four in the middle: Lambeth, Merton, Croydon and Sutton, from Vauxhall, Stockwell, Brixton, Clapham and Streatham through Wimbledon, Mitcham and Morden to Thornton Heath, Addiscombe, Purley, Carshalton and Cheam.
Across the four boroughs the 2021 Census counted roughly 452,000 households, and exactly half of them own their home. Terraced houses are the single largest house type at 23 %, semis 19 % and purpose-built flats 36 %; converted flats are 14 % overall but far more common in Lambeth than in Sutton.
This is the part of London with the most neighbourhood pages on this site, because it is where the stock changes fastest: Victorian terraces and converted flats in Lambeth, Edwardian and inter-war suburbs in Merton and Sutton, and a mix of all three plus post-war estates in Croydon. Leaks between flats, penetrating damp through solid walls, defective bay and flat roofs, and mould in rented homes make up most of the work. Every borough below links to its own page and to its neighbourhood pages.

What we do across South London
Find the cause, prove it in writing, then put it right: the same order on every job. All services →
Leak detection
When the water is coming from somewhere nobody can see, our instruments find it and our report explains it.
Trace & access (insurance)
Targeted access at the leak point only, with the photographs and readings a loss adjuster asks for.
Moisture mapping & thermal imaging
Calibrated readings and thermal surveys that show exactly where the moisture is, and where it isn’t.
CCTV drainage surveys
When a wall is wet at the base and nothing inside explains it, the drain outside usually does; we put a camera in it.

Do you handle leaks between flats in South London?
Regularly. We establish whether the water comes from the flat above, a communal pipe or the property itself, record the route and write it up so the freeholder, managing agent and insurers can act on it.
