Damp, mould and leaks across south east London
South east London here follows the London Plan’s south east sub-region: Southwark, Lewisham, Greenwich, Bexley and Bromley. It runs from Bankside, Bermondsey and the Elephant and Castle on the river, through Camberwell, Peckham, Deptford, New Cross, Blackheath and Woolwich, out to Catford, Forest Hill, Sydenham, Crystal Palace, Penge and Beckenham, and on to Bexleyheath and the Bromley villages at the edge of Greater London.
It is the second-largest of our London groupings: the 2021 Census counted about 598,000 households. Just under half own their home, 23 % rent privately and 26 % rent from a council or housing association, one of the higher social-rented shares in London. Purpose-built flats are 39 % of the stock, terraces 22 % and semis 21 %, with the flats concentrated in Southwark, Lewisham and Greenwich and the houses in Bexley and Bromley.
The inner boroughs bring us leaks inside and between flats, including the post-war estates where pipework runs through communal ducts, and damp in Victorian terraces that sit low to the river. The outer boroughs bring the inter-war and post-war house: roofs, chimneys, rendered walls, suspended floors and condensation. Each borough below links to its own page and to its neighbourhood pages.
